The resale list, before it is a list
A buyer who bought off-plan usually sells near handover, so the projects handing over inside the next 12 months are the units about to come back on the market — and inside 6 months the handover is close enough that the decision is already being made. The feed knows which they are because it carries the date each developer announced and every time that date has moved. None of them have reached a portal yet.
Which buildings are behind
An announced completion date is a promise, and we record it again every time it moves. A date that has slipped twice will slip again — the owner facing that knows it before the market does, and so do you.
Where the new sites are
Projects where ground was broken inside the last 3 months: the other end of the same market, at the pit, before the launch prices have moved.

We publish what the developer said and when he said it, beside what the specialist saw. Not a completion date of our own.

How it works

A specialist we contract in that market goes on a fixed date, photographs what is standing, and places the project on the same ten-step ladder as every other one. You read the feed, or you read the digest and open what matters.

The money comes back in full, by a button in your account, any time before the start. After it starts a refund is worked out on the months paid for — the extra months are the last ones you use — and access ends when the package does, with a warning a week and a day before. Who actually goes to the site?
A specialist we contract in that market, on a fixed date, to a fixed protocol: they record the step each project has reached and photograph what they find. Nobody writes anything from an office window.
So it is a monitoring service?
It is a feed of what is being built in a market you sell in, with the dates. What you do with it is your business; most of it is worth reading because it tells you where inventory is about to appear.
Where does the handover date come from?
The developer announces it, and we record it every time it moves. The movement is the part worth watching: a date that has slipped twice will slip again, and the owner who has to resell knows it before the market does.
Can I buy one project?
No. A market is sold whole, because a feed of one project is a report and you can order one of those as a private buyer.
What if my market is not on the list?
Say so in the answer above. Markets open in the order agents ask for them, and a name we have never covered is the most useful thing you can tell us.
Do I see private clients’ reports?
Never. A report ordered by the buyer of a unit stays with that buyer; the market feed is a separate thing on separate projects.
